Bachelor flats are single occupancy. Only one person is to stay in the flat. No overnight guests, no visitors to make a convenience of the facilities, no visitors without your presence. Your flat is not a social venue, maximum 2 visitors, no visitors after 10 pm.
Family Flats are double occupancy. Only two persons to stay in the flat. No extra beds or mattresses in the flat. No overnight guests, no visitors to make a convenience of the facilities, no visitors without your presence. Your flat is not a social venue, maximum 4 visitors, no visitors after 10 pm.
You undertake to make good on any expenses resulting from damages or breakages on the premises. Should you incur damages during the month that we repair, you will be asked to ‘top up’ your deposit at month-end. Your deposit will be refunded to you upon vacation of the flat, less damages if any.
Please inform us in advance (a week) if you are intending to stay beyond the month, failing which it will be taken that you are moving out.
No sub-letting. The only occupant/s is/are the signer/s of this document.
The flats are fully furnished. We do not allow extra furniture, or appliances. Please do not change the curtains. Should you prefer to use your own linen , you will be responsible for its laundering.
Flats are serviced (cleaned) 3 times a week (not weekends). Refuse is removed daily (except weekends). Beds are made daily (except weekends), linen is changed weekly. Dishes are not washed. Do not leave your flat like a pigsty, we will leave it too.
Toilet paper and washing-up liquid are only supplied initially.
Laundry is not to be done in the baths. There is a laundry across the street. Do not hang clothing etc out of your windows, or wet clothing, towels, etc on the furniture.
No pets.
No businesses to be operated on the premises.
Any illegal activities will be reported to the police.
Should there be any defect to anything in your flat, please inform us within 3 days of taking occupancy, Thereafter any damage shall be deemed to be your responsibility.
Parking may be available on the premises, First come first served. Please do not park in the carports. Only one car per flat on the premises. Park at your own risk.
Jamaed court will not be held responsible for any losses incurred or injuries sustained by yourself or any guests to person or property during your stay here, sustained by reason of any act or neglect on the part of the Reppert B Trust, Jamaed Court, or any of its employees.
A security gate is installed for your safety. Our staff are vigilant, and we tend to know who belongs and who not. All the staff are honest and have been employed here for decades. Your security and that of your possessions is your responsibility as well. Be aware of who is wandering around or acting suspiciously.
No noise after 10 pm. Please be respectful of the other tenants. They work. No wild parties, no loud, late, nights. The walls are thin. Please keep your entertaining to a respectable noise level and a reasonable hour. We are a quiet establishment; lewdness, drunkenness and boisterous or destructive behaviour will not be tolerated and will result in your eviction.
Any guests you have on the premises are your responsibility, and appropriate behaviour is expected from them.
Any infringement of the above terms and conditions may result in your being asked to vacate your flat. Any refund will not be pro-rata based.
Should you be staying more than 1 month these same terms and conditions will apply to your entire stay with us.

I understand that this document is not a lease. It is terms and conditions of nightly accommodation, provided at a discount provided a full month is paid in advance and the terms are met. I realise that any infringement of the above may result in my eviction from the premises and refunds, if any, may not be pro-rata based.
